Core and Core+ strategies are often described as predictable, but that does not make them low-maintenance. Because return expectations are more compressed, relatively small changes in financing costs, occupancy, capex, or lease rollover can have an outsized effect on performance. Execution discipline matters as much as the initial acquisition case. A useful follow-through framework begins with income quality. It is not enough for an asset to be mostly leased. The team needs to understand tenant durability, lease expiry concentration, and how easily occupancy can be protected if the market becomes less forgiving. Those factors define how resilient the strategy really is. The next layer is capital and refinancing control. Deferred maintenance, delayed decisions on debt, or overly optimistic stabilization timing can all erode returns without appearing dramatic in the early months. Setting clear thresholds for action is usually more valuable than waiting for a single large warning sign. The point of Core and Core+ execution discipline is not to remove uncertainty. It is to keep the asset stable, preserve financing flexibility, and protect the exit options that make conservative strategies work over a full market cycle.
