What the ECB indicator says
The ECB Data Portal reported 3.43% for the euro-area cost of borrowing for house purchase in April 2026, shown as an annual percentage rate for new business. The series is a weighted euro-area indicator for euro-denominated lending; it is not a quote offered to every borrower.
Policy rates are not mortgage offers
A central-bank policy rate is one part of the monetary environment. The ECB bank-interest statistics describe rates applied by resident monetary financial institutions and include different products, maturities and borrowers. A household’s offer can differ by country, bank, fixation period, collateral, income and risk assessment.
Questions to ask before comparing
- Is the number for new business or an existing loan?
- What is the initial fixation period and which fees are outside the rate?
- Which country, currency and reference month does the data cover?
- Does the offer include conditions that change the total cost?
